PROJECT OVERVIEW

ARCHITECTURE

This charming 1-Bedroom apartment came with a beautiful yet understated asse - A private terrace that spans the entire length of the unit.  Seeing the potential in emphasizing the terrace, the owners tasked us with improving the openness of the apartment to take full advantage of its large south-facing windows.  Our plan eliminated the walls that were blocking the view from the entry and expanded the kitchen to create a new secondary seating area, where the owners can enjoy an informal meal or a morning coffee. The result is a bright, modern apartment that seemingly hovers above the tree line.  


INTERIOR DESIGN

Our client’s objective was to create an open-concept design that felt cohesive yet defined for the various activities that take place within any home. We accomplished this in the kitchen by using panel-ready appliances with warm wood tones on the lower cabinets, making them feel like furniture. Using accent lighting in the toe kick also helps delineate the space. 

With this new open layout, we wanted to disguise the electrical box and entry door, which are now visible from the kitchen, dining and living room spaces, so we wallpapered! A contrasting pattern on the walls distracts the eye from noticing these functional elements.

OWNERS REPRESENTATION

During demolition we found extra space behind the existing walls to relocate the diverter and temperature valves to the entry of the shower. It's a small change, but a big upgrade in how the bathroom functions.

In the entry, there was an issue with the existing electrical conduit making it challenging to install a new lighting fixture. Instead we installed a cove light, adding such elegance to the entry and no need for a decorative fixture - Problem Solved! 

I couldn't be more happy with the apartment renovation Lindsay and Tomek of 3F Living completed for me and my husband! They provided architecture, interior design, project coordination and some decorating services for us and we are in love with the finished product. The only thing we would change about the experience was our temporary living situation while the renovation was taking place. Due to delays with approvals and materials our renovation took longer than expected which added some additional stress to our lives. Nevertheless, the end result was worth the wait and we would recommend 3F Living to anyone looking to renovate their home in NYC.
